Path to Homeownership

Think owning your own home is a pipe dream? Team Souther can help you figure out your path — even if it takes months.

Homeownership is one of the most powerful ways to build long-term wealth — but the process can feel overwhelming if you have never done it before. The good news: there is a clear path, and you do not have to walk it alone.

Team Souther has helped hundreds of buyers in Colorado, California, and Arizona go from "I'm not sure I can do this" to handing them the keys. Here is how the journey typically unfolds.

The 6 Steps to Buying a Home

01

Check Your Credit

Your credit score is one of the biggest factors in qualifying for a mortgage and getting a good rate. Pull your free credit report, dispute any errors, and work on paying down balances. Even a few months of focused effort can move your score significantly.

02

Know Your Budget

Before you fall in love with a home, understand what you can comfortably afford. A general rule is to keep your total housing payment (principal, interest, taxes, and insurance) at or below 28% of your gross monthly income. Use our mortgage calculator to run the numbers.

03

Save for a Down Payment

Depending on the loan program, you may need as little as 0%–3.5% down. But saving more reduces your monthly payment and can help you avoid PMI. We can also help you find down payment assistance programs available in your state.

04

Get Pre-Approved

A pre-approval letter shows sellers you are a serious buyer and tells you exactly how much you can borrow. Team Souther will review your income, assets, and credit to issue a pre-approval — usually within 24–48 hours.

05

Find Your Home

Work with a real estate agent to search for homes within your budget. Once you find the right one, your agent will help you make an offer. Having your pre-approval in hand gives you a competitive edge.

06

Close on Your Home

After your offer is accepted, Team Souther guides you through the loan process — appraisal, underwriting, and final approval. On closing day, you sign the paperwork, pay closing costs, and get the keys to your new home.

Common Obstacles — and How We Help

Most buyers face at least one hurdle on the road to homeownership. Here are the most common ones — and how Team Souther helps you get past them.

Low Credit Score

A score below 620 can make qualifying difficult, but it is not the end of the road. Team Souther can help you build a credit improvement plan and identify loan programs with more flexible requirements, like FHA loans.

Not Enough Saved

Down payment assistance programs, gift funds, and low-down-payment loans can bridge the gap. We will help you explore every option so a small savings balance does not keep you from buying.

Self-Employed or Irregular Income

Self-employed buyers can still qualify — it just requires more documentation. We work with lenders experienced in bank statement loans and other programs designed for entrepreneurs and freelancers.

Previous Bankruptcy or Foreclosure

Time heals most credit events. Depending on the loan type, you may be eligible to buy again 2–4 years after a bankruptcy or foreclosure. Let us review your situation and map out a realistic timeline.
